Despite the difficult economic conditions, industrial property continues to perform well. The lack of current availability coupled with limited prospects of future build seems that rents are continuing to increase in prime areas. Occupiers are being forced to search wider for suitable options. We have just let Unit 1D Trident Park to an Oxford occupier who were looking for good quality yet cost effective warehouse space for a while and, due to the lack of accommodation in Oxford, have moved down the A34 to Didcot where rents can be nearly 50% cheaper. It goes to prove that if tenants are not location sensitive, there are some good deals on offer.
