Another Development Set to Take Shape in Booming Bicester

Work is due to start on another major industrial scheme in Bicester fuelled by anticipated demand.

Albion Land’s Axis J9 will be a 500,000 sq ft development featuring buildings for production, research and development and distribution.

It will be situated just three miles from Junction 9 of the M40, a short distance from major housing developments and Bicester Village.

Commercial property specialists VSL & Partners have been appointed to market the new scheme along with Colliers International and White Commercial.

VSL director Tom Barton said: “Bicester is booming and there is a lot of interest in this new development thanks to its great location near the M40 while the rapidly expanding population will provide a local workforce for employers.

“The Oxfordshire economy is the subject of major central government investment and Axis J9 is a great example of the type of development that is to come."

Axis J9 follows on from the success of the nearby Link 9 commercial development where construction over 40 acres is continuing.

Totalling 200,000 sq ft, phase one of Axis J9 will comprise five buildings ranging from 23,000 to 65,000 sq ft with construction set to start in August and completion set for April 2020.

Phases two and three will offer space of up to 250,000 sq ft with smaller units ranging from 3,000 to 6,000 sq ft.

Simon Parsons, director at Albion Land, said: “Bicester is now one of the most rapidly expanding distribution and manufacturing locations in the South East.

“The town is at the heart of a dynamic regional economy which is being driven forward by knowledge-based industries and advanced logistics.

“The Oxford-Cambridge Knowledge Arc and proposed Expressway will act as a stimulus for further significant economic growth in the area.”

Bicester is expanding rapidly expanding with the town’s population set to increase from 30,000 to 50,000 by 2031 giving employers access to a local workforce.

The town is a focus for development due to its excellent road and train connections coupled with the ready availability of land to accommodate infrastructure projects. A new rail connection to London and Oxford was recently opened as well as road junction improvements to the M40 and Bicester town.

This has already encouraged further development including expansion of the Bicester Village retail park and a comprehensive redevelopment of the town centre.

A further 10,000 homes are set to be built by 2031 with several schemes currently ongoing such as Graven Hill, the UK’s largest self-build residential project.
