Rent reviews – We can provide advice on securing the best possible result on your rent review having particular regard to the rent review provisions set out in the lease. Our advice addresses technical and legal issues as well as market conditions. Disputes can occur at rent review; lease clauses often provide for a referral to an arbitrator or expert witness. We are very experienced in preparing expert witness reports setting out key issues and advising clients on the best way to mitigate exposure to cost.

Lease renewals – The expiry of a lease provides both landlords and tenants the opportunity to consider whether they wish to agree a new lease. The current legal situation means it is critically important to follow established legal timetables otherwise the consequences may be irreversible. In some circumstances, compensation applies where new leases are not agreed and we are able to advise in this respect.

Expert witness work – Where disputes arise on interpretation of rent review provisions, market evidence or various other issues, rent review clauses typically provide for referral to an arbitrator or independent expert. We are very experienced in preparing expert witness reports setting out key issues and advising clients on the best way to mitigate exposure to cost. It is also very important that expert witness reports comply with relevant RICS Practice Statements.

Advice on general lease terms – We advise occupiers and landlords that are considering lease or freehold proposals whether they are appropriate given current market and the lease circumstances.
